vii | The three phase electricity is supplied through a CEB transformer installed at the CBS premises. Each tenant is provided with separate connections / meters. Each Tenant would be issued a copy of a separate Ceylon Electricity Board ( CEB ) bill as monthly charges for electricity consumed for settlement within three days |
viii | Water is supplied by the National Water and Drainage Board to the premises and is apportioned between tenants in proportion to the area occupied |
ix | Tenants are responsible for quarterly rates assessed by Colombo Municipal Council on the area / floor occupied by each Tenants |
x | There is an automatic generator maintained under a service contract by the agent, Brown & Company and the cost of diesel is apportioned between tenants in proportion to the area occupied |
xi | A guard is deployed in front of the building on a twenty four hour for security of the building at the cost of CBS. Tenants must seek prior approval for deployment of security personnel. Parking must be handled by the Tenants |
xii | There is a stairway available with separate lockable doors for access to each floor in addition to the rear emergency stairway |
xiii | The premises could be inspected only by appointment and may e mail cbs@sltnet.lk for an appointment |
Rates quoted to prospective Tenants vary based on the type of company, business activities, improvements / interior work planned, staff strength, working hours, facilities demanded, period of lease, party bearing the legal costs etc. Monthly rent must be settled seven working days prior to commencement of the month and all utility bills must be settled within seven days
The inventory of items handed over to the Tenant must be duly signed prior to taking over the area and must be handed back in good order and condition at the expiry of the lease agreement
Security deposit equivalent to rental of six months would be required at the time of executing the lease agreement and a copy of the cheque must be forwarded atleast four days prior to executing the lease agreement
A draft lease agreement would be made available after confirmation in writing of the agreement to formalize the lease of the office space. The lease agreement would be executed by a legal representative nominated by CBS. Stamp duty and legal fees must be fully borne by the prospective Tenant
and condition and all repairs except structural should be borne by the Tenant. CBS would be responsible for maintaining the common area and structural damages except those caused by Tenants
